Flat roofs
Rubber roofing that stops leaks on flat and low-slope roofs
A continuous membrane over the low-slope section, for homes, additions and rental properties within about 20 miles of Harrisburg.
Why a flat roof leaks differently
A pitched roof sheds water the moment it lands. A flat or low-slope roof does not have that luxury: water lingers, finds the seams, works along the edges and pushes at every flashing detail. The leaks that follow tend to be stubborn, and a dab of sealant over the stain rarely holds before the same ceiling spot darkens again.
K&K Properties & Services puts rubber roofing on exactly these roofs, flat and low-slope, and the reason is simple: it is meant to stop the leak, not chase it from one corner to the next. John has more than 30 years of construction and property maintenance behind the call on what a given roof needs.

A rubber membrane over the low-slope section
Rubber roofing is a membrane, a continuous flexible sheet laid over the low-slope section so the surface is one skin instead of a patchwork of old joints. The seams and the edges are where the work happens: that is where water gets in on a flat roof, so that is where the care goes.
Before anything is laid, the roof is looked over for the soft spots, the low pockets where water stands and the flashing that has pulled away. An inspection first means the membrane goes over a roof that is ready for it, and the estimate reflects what is really up there.
Rentals, additions and the long run
Flat and low-slope roofs turn up on rental properties, rear additions, porches and small commercial buildings, the places where a recurring leak costs a tenant or a landlord the most. One crew covers the roof along with the painting, the gutters and the rest of the property care, which keeps a rental owner to a single phone call.

Pitched against flat
Why the flat roof gets its own material.
The same rain lands on both roofs. What the roof does with it is the difference, and that decides what the repair has to be.
Pitched roof
Water runs off.
- Overlapping shingles carry rain downhill and away.
- Trouble shows up where a shingle lifts or goes missing.
- Repair is usually a section: shingles, flashing, decking.
Flat or low-slope roof
Water waits.
- Rain lingers, so every seam and edge is tested for longer.
- Trouble shows up at joints, flashing and low pockets.
- Rubber roofing covers the section with one continuous membrane.
